The way we work

1. First of all the Property Listing Agreement has to be signed between the property Owner and COSTASOL PROPERTIES Agency. We will need also some relevant information about the property, copies of your passport, DNI/NIE, Nota Simple, Title deed (Escritura Publica), copies of last IBI, Basura, Comunidad payments and photos. In accordance with the Spanish law to sell your property it is necessary to obtain an Energy Certificate (Certificado Energetico), that can be requested for you by our lawyers.

2. If required, a professional inside and outside photos (free of charge) and 3D video shoot can be organized (from 100 euro + VAT 21%). We can arrange specialist styling and home staging to ensure the property is showcased in the best way. 

3. Your property will be uploaded to our system and all marketing materials will be instantly available to our network of affiliated real estate agents (more then 650 real estate agencies). 

4.  Our lawyers can organize the full legal support of the deal and control all Buyer's tax payments on your request.

5. To organize the viewings of your property for potential Buyers we would need 1 set of the keys that will be keeped in our office.  About all viewings we'll inform you in advance.   

6. Once your property has been chosen, we'll sign the Property Reservation Form with the Buyer for further deposit payment, that insure the signing of Sales Contract. 

7. Commission of our agency - 5% from agreed sales price + IVA (Spanish VAT 21%).
